Buying or selling a home can be a very daunting endeavor. There are so many things to think about, making sure that all the areas are covered and that the sale can go smoothly because nothing has been overlooked.

Working with Debbie and Paul Langrock made the process very easy. From day one, we talked about what we were hoping to sell our townhouse for, and were we in the ball park on the price. We talked it over, and came up with a price that Debbie and Paul thought was a reasonable place to start, and they took over from there. Our townhouse went on the market right after the market broke, and all of a sudden homes were sitting for months with no one interested. We had ours for about three months and sold for what we had hoped to get. And it was all taken care of by the Langrocks in a very efficient way. We just showed up for the closing.

And buying our present home was just the same. We found the one we wanted, all negotiations were done by the Langrocks, and we had a new home in just a few days of walking through the front door and saying that this one looks right for us.

   So when we needed to sell our house in a marketing taking a "down turn" we knew we needed the top realtor for our neighborhood. I knew Paul from working with him years ago at Sutherland PTA. I watched him build a very successful business listing and selling in Westlake and surrounding areas. I put in an email request to Paul and another realtor who works Westlake. Paul immediately answered and kept on top of our situation. When we had the house prepared to sell he was there - signed, sealed, delivered. I never heard from the other realtor.

Dear Paul,

I want to take this opportunity to thank you for the excellent service in selling our 1306 Paddock Court Property. A listing agreement had been in effect with another Realtor for its sale from November to June 18. During that time not one offer was presented to us. Following is a chronological listing of your involvement:

• June 19: Listing Agreement signed
• June 24: Two full price offers presented
• June 25: Sales Contract signed
• August 9: Purchaser's loan denied; property back on market
• August 22: Full price offer presented
• August 23: Sales Contract signed
• October 1: Closing

In just one week after entering a listing agreement with you, two full price offers were presented. Then when financing was not approved for the buyer, you presented another full price offer just eleven days later and we closed on this sale.

    Saying thank you for a job well-done does not begin to cocnvey our feelings about the professional manner in which you concluded the sale of our home. It is very difficult being a thousand miles away and trusting that someone other than your own family will take care of what is probably the biggest financial investment in most people's lives. You did so as if it were your very own home, rather than ours.

    What a pleasant surprise it was to receive evidence in the mail of the ads you placed and the local mailings you sent. And then to hear that you had sold the house in just over a week, was not to be believed!! As you know it has been on the market about a year with two other realtors, and not one big was offered to us in that period of time. We were beginning to wonder what was wrong with our home because we had the impression nobody wanted it.

    Your constant updates by phone, to let us know what was happening each step of the way, were so very reassuring. We never felt that you thought we were imposing when we called and asked the myriad of questions which we're sure were "JUST ROUTINE" to you.
